Clients want to know with a degree of certainty that they are getting value for money and being delivered the building they require to meet their business needs. Achieving these goals requires an understanding between the people who plan and deliver a project. With this in mind, Mainzeal established the Project Definition Team.
Mainzeal Project Definition works with clients and designers to provide early input into shaping the project. They are part of a truly integrated team that defines the documentation that drives what will be built.
The opportunity to add value and reduce wastage is lost if the main contractor is not involved early on. What makes Mainzeal different is that it has established a dedicated team with an advanced toolkit equipped with cost planning, Building Information Modeling (BIM), sustainability and planning capabilities focused on adding value to the client’s business.
Building Information Modelling
BIM is shaping the way the Architectural, Engineering and Construction industry will work for years to come and Mainzeal is committed to be at the forefront of this technology in New Zealand. BIM is a 3D digital database created for the purposes of design, construction and operation of a building. The model also has the ability to carry supplementary information about the objects within such as time, cost and safety. Parametric modelling can also provide a clearer vision of construction phasing for both the building team and the client.
Mainzeal is able to coordinate building services with a view to avoiding clashes on site, analyse quantities for more accurate scheduling, and have elements such as ductwork sized for fabrication, all within the 3D model. RFI’s can be raised and answered earlier, hence avoiding the risk associated with change orders.
Pre-construction, a series designer supplied 3D models can be linked together, interrogated and run through clash detection software. This highlights possible design oversights with such things as services clashing and openings in structural elements not allowed for.
BIM can also run what if scenarios, virtually building design changes before they are realised on site. This same software allows Mainzeal to ‘animate’ the construction sequencing, giving a visual representation to building programming.
Sustainability
Mainzeal’s Project Definition team has our in-house sustainability expertise which is available to all projects.
Mainzeal’s Sustainability Manager is involved in all Mainzeal’s Green Star projects and with inside knowledge of NZGBC systems and processes, is a valuable addition to the team. Mainzeal’s Sustainability Manager not only works with our site teams to ensure Green Star ratings are achieved but also gets actively involved in the detail necessary for lifting the bar on sustainability.
