Considering a whole-of-life approach during the design phase when modifications are not costly makes good economic sense. Mainzeal FM can offer tactical advice on the functionality, efficiency and cost benefits of materials and finishes, along with plant and equipment, thereby empowering the client to make well informed choices.
Following the completion of a new building the contractor has an obligation to support the building for the defect liability period; however, the owner is also obliged to carry out on-going routine servicing and maintenance. Furthermore, while materials and equipment will be supported with warranties, they must be inspected and maintained in accordance with the maintenance regimes described in the Operating and Maintenance Manuals or the validity of the warranty may be threatened.
The advantage in having Mainzeal as both the main contractor and facilities management provider is that the client receives a no-excuses solution. If we build it and maintain it, there is no grey area – the performance of the building is Mainzeal’s responsibility.
Mainzeal FM has a series of on-going services for the facilities management of buildings and we would welcome the opportunity of discussing your needs. There is a range of service choices including monitoring only, coordination and comprehensive.
